Give yourself enough time to find a space

This is important for a number of reasons. Where you choose to locate will affect everyone from your employees to your clients and competitors.
For your employees, you want to make sure you are picking somewhere with ample public transport options, as well as amenities such as shops, cafés and bars nearby. This adds to a culture of employee appreciation within your company and your team will thank you for it.
If you are a business that requires clients to visit your office space then you have to make sure that it is easily accessible for them. After all, no customers mean no business!
You also want to take into account the proximity of your office to your competitors, as you don’t want a sales war on your hands, when locating a few miles down the road would have helped to avoid that.
Find out what is included
If you are taking a Serviced Office, then your centre will include heat, electricity, cleaning, rates, maintenance, services fees and furniture costs in the pricing. Some centres also include the price of broadband, phone line rental and the use of meeting rooms. Additional costs for broadband, phone line rental, meeting rooms or beverages can range from between €/£50 to €/£150 extra per person per month. Remember your business needs
If you are a company that expects regular deliveries, then having a city centre location with little to no access for deliveries won’t work, no matter how much you love the space. Really think about what you need and find a space to match those needs.

This is especially helpful if you are a Start-Up and you are not entirely sure what you should be looking for in an office space. If your competitors are happy in a certain type of space, chances are you’ll need something quite similar.
Make sure it is accessible
Have a lot of elderly clients? Well, the fourth-floor office with no lift is definitely not for you. Need wheelchair access? Parking? Bicycle storage? All of these things should factor into your decision-making process.
